Some Insulation Can't Be Saved

Insulation removal and replacement is the right call when the existing material is doing more harm than good. In Cincinnati's older housing stock we regularly find attic insulation soaked by an old roof leak, crawl space batts hanging in wet clumps, and attics that raccoons, squirrels or mice have used as a nest and a toilet. Adding new insulation on top of that buries the problem. We vacuum out the old material, address what caused the damage, seal the space and install new insulation to the right depth.

When removal makes sense

Not every old insulation job needs removal. Dry, clean insulation can usually stay, and new material goes on top after sealing. Removal is worth it when the insulation is wet or has been wet and stayed matted; when animals have soiled it; when there is mold on the insulation or the framing under it; when you need to get to the attic floor for serious air sealing and the existing layer is in the way; or when you are converting an attic or crawl space to a different approach, such as foam on the roof deck or closed crawl space walls.

Vermiculite and other cautions

Vermiculite is a pebbly, gray-brown or gold loose fill found in some older attics. EPA guidance tells homeowners to assume vermiculite contains asbestos, leave it undisturbed and hire a professional asbestos contractor before any renovation; that is not work for an insulation crew. We stop and tell you if we see it. Old knob-and-tube wiring also needs an electrician's evaluation before the attic is insulated again.

How removal works

Most attic removals use a high-powered vacuum truck or a large commercial vacuum. The hose runs from outside through a window or doorway to the attic, and the material is pulled into bags or a collection unit outside. We protect the path through the house and seal off the work area. Crawl space removals usually involve pulling down fallen batts by hand and bagging them.

Then the important part

Once the space is clear, it is the easiest time to do the work that makes a difference. In an attic, every top plate, chase, light box and bath fan can be sealed with nothing in the way, and then new insulation is blown to the target depth (R-49 in the Residential Code of Ohio, with the Department of Energy recommending up to R-60 for existing attics). In a crawl space, the cleared space gets a vapor barrier, sealed vents and closed-cell foam on the walls.

Fix the cause first

Insulation fails for a reason. A roof leak, a bath fan venting into the attic, an open vent letting humid air into a crawl space, or a gap at the soffit that let animals in must be fixed, or the new insulation will fail the same way. We point out the cause and, where it is outside our work (like a roof repair or wildlife removal), tell you so it can be handled before we reinsulate.

Insulation Removal & Replacement Questions

Do I have to remove old insulation before adding new?

Not if it is dry and clean. New insulation can go on top after sealing. Removal is for insulation that is wet, moldy, soiled by animals or in the way of necessary sealing.

Is removing old insulation messy?

A vacuum system keeps most of the mess contained, with the hose running outside to a collection unit. We cover the path through the house and clean up after.

What if my attic has vermiculite?

Leave it alone. EPA guidance says to assume vermiculite contains asbestos, not to disturb it, and to hire a professional asbestos contractor before remodeling. We stop work in that attic until it has been dealt with.

Can spray foam be removed?

Yes, but it is slow work, cut or scraped off by hand, which is why it costs more per square foot than loose fill. HomeGuide and Fixr both publish ranges for it.
