Two Generations of Houses
Spray foam insulation in Florence covers two kinds of houses. ACS data on Point2Homes shows about 21.3% of the city's housing from the 1970s and 22.1% from the 2000s, with a median year built of 1985. The town started as a crossroads called Crossroads and grew faster after the Covington-Lexington Turnpike opened in 1836, but most of its houses are much newer than that.
1970s homes
The older wave of ranches and split-levels usually has thin, settled attic insulation, unsealed top plates and bare rim joists. Attic sealing and blown-in insulation to depth, plus closed-cell foam on the rim, cover most of what these houses need.
2000s homes
The newer wave has more insulation but the same air sealing gaps that builders still leave, plus rooms over garages and vaulted ceilings. Those rooms are where most complaints come from.
Rentals
About 42.5% of occupied homes in Florence are rented, and 44.5% of units are single-family detached, per the same ACS data. Landlords and property managers can use attic and rim joist work to cut comfort complaints across units.
Kentucky code
Florence follows Kentucky's residential energy rules, based on the 2009 IECC. The Insulation Institute's state summary lists R-38 ceilings and R-13 walls for Zone 4. For existing attics we use the Department of Energy's recommendation, R-60 for an empty attic, as the target.
Vaulted ceilings in newer homes
Many 2000s houses in Florence have a great room or primary bedroom with a vaulted ceiling. The insulation in a vaulted ceiling sits in the narrow space between the drywall and the roof deck, often with a vent channel taking up part of it. That limited depth is why these rooms run hot in July. Where we can reach the space, closed-cell foam gets more R-value into the available depth; where we cannot, the best time to fix it is during a reroof.
Crawl spaces and slabs
Not every Florence house has a basement. Some 1970s ranches sit on crawl spaces, and some newer homes have partial basements with crawl spaces under part of the house. A vented crawl space in Northern Kentucky's humid summers tends to collect moisture, and closing it with a vapor barrier, sealed vents and foam on the walls usually makes the floors above warmer and the air below drier.

Florence Questions
My 2000s Florence house has a cold room over the garage. Why?
Its floor sits over the unheated garage and is often open to the attic at the ends. Sealing and insulating the floor with closed-cell foam usually fixes it.
How much attic insulation should I have?
Kentucky's code lists R-38 for new ceilings; for existing homes, DOE recommends R-60 in an empty attic or adding R-49 over a thin layer.
Do you work in rental properties?
Yes. We schedule around tenants and price each unit or building separately.
Can you fix a hot vaulted ceiling without a reroof?
Sometimes, if there is access above the ceiling or at the ends. If the space is fully enclosed, insulating from above during a reroof is usually the practical route. We check access during the estimate.
