Three Counties, Two Code Zones
Spray foam insulation in Loveland comes with a quirk most towns do not have. Wikipedia notes the city spans Hamilton, Clermont and Warren counties, and Ohio's residential energy code puts the first two in Climate Zone 4A and Warren County in Zone 5A. Ceiling and wall targets are the same either way, R-49 and R-20 or R-13 plus R-5, but the floor value over unheated space is R-19 in Zone 4A and R-30 in Zone 5A. For a retrofit that is just a benchmark; for an addition, it is the number the inspector looks for.
Old downtown, newer edges
Loveland straddles the Little Miami River, and its old center holds houses from the 1800s and early 1900s. ACS figures on Point2Homes show newer building on the edges, with about 22.8% of homes from the 1990s and 16.2% from the 1980s, and a median year built of 1985. Wikipedia records a 133% population jump in the 1950s, so there is a ring of post-war houses between the two.
Floods and lower levels
The 1913 flood was the worst in Loveland's history, and a 1959 flood led to a river dike built in 1962 and 1963. Houses on lower ground near the river can have damp basements and crawl spaces even in dry years. We check for moisture before insulating any lower level and use closed-cell foam, which does not absorb water, on rim joists and walls where insulation makes sense.
Trail town traffic
The Loveland Bike Trail joined the Little Miami Scenic Trail in 1984, and downtown can be busy on weekends. For homes near the trail and downtown, we plan arrival and equipment placement around the crowds.
What newer homes need
Houses from the 1980s and 1990s usually have insulation everywhere but not enough of it, and very little air sealing. Attic sealing and a top-up of blown-in insulation, foam on the rim joist and treatment of bonus rooms over garages are the common jobs.

Loveland Questions
Which climate zone is my Loveland house in?
It depends on the county. Hamilton and Clermont county parcels are Zone 4A, and Warren County parcels are Zone 5A under Ohio's code. The county auditor's site shows your parcel's county.
Can you insulate a damp basement near the river?
Water problems come first. If the basement is only damp, closed-cell foam on the rim and walls can work. If water is coming in, it needs drainage work before insulation.
What about older houses downtown?
We treat them like other pre-war houses: attic and basement first, careful choices for the walls.
